Noting an uptick in her own business, Chromalloy’s move is another indication that the local economy is bouncing back, saidRebel Cook, a north county commercial Realtor who was not involved in the deal. Dropping commercial and residential realestate prices are likely a major factor in Chromalloy’s move, Cook said. “I’ve been unbelievably busy in the last six weeks.People can finally afford to live here again,” she said.

Rebel Cook was prominently featured in a Palm Beach Post front page feature, “Congress, local women confront the gender wage gap,” as one of the first women to break into commercial real estate on her way to becoming a prominent local business leader.

Rebel is cited in the introduction …

When Patricia Lebow graduated from the University of Miami School of Law in 1973, there were 10 men for every woman in her class. Big firms didn’t hire women. And when she found a lawyer willing to take a chance on her, she often landed in the halls of the Dade County Courthouse without another female lawyer in sight. “I was an oddity,” she said.

Around the same time, Rebel Cook was trying to convince men in commercial real estate that she could hawk bare land to a developer as well as she could sell a historic home in Coral Gables. She was hired, but she had to sell houses for six months before she got a crack at commercial property.

… and later in the story …

“One of the reasons I started my own company was because the good ol’ boys who were here at the time didn’t want
to hire me,” Cook said. At her real estate office, paying commission removes the question of gender from the pay
calculation. The person who does the most business makes the most money, Cook said.

…

While Lebow and Cook might debate the state of gender discrimination, neither would give preference to a woman who was not the most qualified candidate, they said.

“I have great empathy for women who are trying to climb a ladder that is nontraditional,” Cook said. But she added: “I don’t care what you are: You could be 2-foot-2 and round and green. As long as you’re able to produce dollars, I want you in the company.”

As part of an article on how commercial real estate firms are diversifying to adapt to economic change, the Palm Beach Post’s Alexandra Clough noted that Rebel Cook Real Estate is putting a new emphasis on promoting residential listings:

Longtime commercial broker Rebel Cook of Rebel Cook Real Estate in Jupiter also is adapting to changing markets. She recently expanded her firm’s small residential real estate division by bringing aboard several expert residential real estate sales pros. She also is tapping into the booming business in residential leasing of homes. People who lost their homes to foreclosure still need a place to live, and many are scrambling to find homes to rent. One Juno Beach home that was listed for sale or rent was snapped up for rent within 10 minutes of being listed, she said.

REBEL COOK is an authority on buying and leasing medical space, and dental space, with over 30 years of experience serving small and large practices.

REBEL COOK consults with physician groups to help them find an ideal location and office space suited to their practice. REBEL COOK does the research necessary to show only the properties that meet your requirements. REBEL COOK uses her knowledge of the local market to negotiate the best possible sale price and lease terms on behalf of her clients.

Doctors and physician groups are taking advantage of the current buyer’s market in condominium office space and freestanding buildings to expand their practices serving the affluent Palm Beach Gardens and Jupiter market. Local banks competing for doctor’s business are offering favorable loans.

Currently, a 12,000 square foot office condominium is available in Jupiter’s University Commons, mid-way between Jupiter Medical Center and Palm Beach Gardens Medical Center. It is central to wealthy north county neighborhoods such as Admiral’s Cove, Frenchman’s Reserve and Abacoa. This fast growing area includes Scripps research campus and Max Planck biotech hub.

EYE DOCTORS, DENTISTS, CHIROPRACTORS BENEFITING FROM LEASING IN RETAIL CENTERS NEAR AFFLUENT JUPITER AND GARDENS NEIGHBORHOODS

For Doctors preferring to lease, low rents now available in high-traffic retail centers offer an opportunity to add satellite offices or expand into new market areas. Chiropractors, Dentists and Eye Doctors think aggressively like retailers and ask the question, “Where will upscale and affluent patients be more likely to find my office, and how often during their day will they pass it as a reminder of our services?”

“Being in front of the right patients will be more important than ever in the next decade, for all types of medical practices, says REBEL COOK. Forward-thinking practices are placing themselves in front of non- insurance pay clients in the wealthiest areas.

Currently many upscale retail centers in the prized Northern Palm Beaches, near the affluent neighborhoods of Admiral’s Cove, Frenchman’s Landing, Abacoa, PGA National and BallenIsles are seeking great tenants such as physicians. For the most current information and prices, contact REBEL COOK.

The Post quoted Rebel Cook on the concept that Abacoa Town Center would be a pedestrian friendly place for people to live, work, and play, following a concept called New Urbanism.

“It was based on a concept that if you put all the shopping in the middle of a residential community, everybody would walk to the town center,” said Rebel Cook, of Rebel Cook Real Estate of Jupiter. … “That concept looked great on paper,” Cook said, “but in reality it doesn’t work, particularly in South Florida. It’s too hot (for people to walk).” Cook says Abacoa Town Center also suffers from the lack of an anchor store, such as a grocery store.

One year ago, the business world was in crisis. Now, 12 months later, entrepreneurs such as Michael Cabot are finding that crisis can be great for business. Cabot’s company, Mariner Asset Management Services of West Palm Beach, is scooping up foreclosed, distressed properties and renovating them to conform to new “green” standards for energy efficiency. Aging homes with poor insulation and outdated appliances are being spruced up with central air, new windows and new appliances meeting the latest energy efficiency ratings. Mariner then rents the homes as affordable workforce housing.

Rebel Cook, a real estate broker who runs a local business group, said she’s seeing a thaw in decision-making by business leaders. Now that warehouse rental rates now have fallen below $10 per square foot, companies are once again exploring rental warehouse property in Palm Beach County. Investors with cash are starting to get serious about buying properties. They’ll offer distressed sellers a rock-bottom price and then, if it’s not accepted, move on to the next deal, she said. “This is a new economic cycle, and what that means is that properties or assets change hands. And nobody ever said that every cycle has to be a sellers’ market,” said Cook, president of the Economic Forum, a 250-member group of leaders from the real estate, banking, finance and health care industries in Palm Beach County.
