Industrial market heats up in Palm Beach County

The industrial real estate market is booming in Palm Beach County, as the strong economy spurs demand while the supply of property grows only slowly.

“There’s a very limited supply of buildings for sale, so prices are going up,” Rebel Cook, president of Rebel Cook Real Estate in Palm Beach Gardens, told The Real Deal. “It’s purely economic: the economic recovery has created demand. Unlike in 2005-06, when a frenzy drove prices up, this is a true economic cycle.”

iPic Will Roll Out iPad In New Deluxe Delray Beach Theater

And the hottest real estate buy these days is….a church? A 22,000 square foot church on five acres in suburban West Palm Beach was put up for sale recently, with a test-the-waters price of $3.5 million. To the surprise of broker Rebel Cook, inquiries were strong “and the phone rang every single day.” “Churches do sell” said Cook, of Rebel Cook Real Estate in Palm Beach Gardens.

The property, owned by the Apostolic Church of Jesus Christ of Belle Glade, wa sold to Trinity Church International West for $2.96 million and closed last month.

A reason for the interest: Churches are hard to come by, Cook said. They typically want a visible spot that can be acquired at a reasonable price. But densely populated areas sometimes balk because of the accompanying traffic after services. “It’s not easy to get a church zoned,” Cook Said.

Economic engine or traffic gridlock — where is Indiantown Road going?

…But Rebel Cook, a north county commercial property Realtor who is the agent for a 2-acre vacant parcel on Indiantown Road near Town Hall, said Indiantown Road is a future economic engine for Jupiter. “If I had five properties on Indiantown Road, I could sell them right now,” Cook said . The fact that there is little undeveloped land on the town’s main road to and from the beach makes the property valuable, Cook said. As that inventory shrinks, the properties with older buildings will be redeveloped, said Cook, whose office is off Indiantown Road near Wal-Mart. “The traffic is not that bad. The complainers are old-timers who don’t want growth or development. But they have to understand thatdevelopment brings revenue to businesses and tax dollars to local government,” Cook said.

Bass Pro Shop planned for Carl’s Plaza north of PGA Boulevard

Palm Beach County might soon be landing its first location for Springfield, Mo.-based Bass Pro Worldwide Sportsman.

The plan for the 6-acre site on the east side of U.S. 1 north of PGA Boulevard calls for renovating the former Carl’s Plaza for retail, warehouse, office and vehicle and boat sales and rental. Several stores are vacant in that area, including several in North Beach Plaza, a shopping center on the west side of U.S. 1 north of Carl’s Plaza.

The new sporting goods store should give an economic boost to the area, said north county commercial Realtor Rebel Cook. “A large retailer like Bass should help the other retailers,” Cook said.

North Palm Beach County retail and restaurant growth is surging

“Everybody is looking forward to both of those retailers opening. Whole Foods is constantly busy,” said Rebel Cook, a commercial real estate broker based in Jupiter. The $5 million renovation of Tequesta Shoppes on U.S. 1, where a former Stein Mart store is being turned into stores for Marshalls and Home Goods will dramatically improve that corridor, Cook said. “Older centers have to be renovated and updated. A lot of the very large shopping centers around the country are becoming entertainment centers because the retail market is changing so dramatically,” Cook said. “The reason it is changing is that people order on the Internet.” The largest number of calls from people looking to lease retail space comes from those looking to open fitness studios and restaurants, Cook said. “With Jupiter, 10 years ago, 70 percent of the population would leave during the summer. Only 30 percent stayed. I think that is reversed,” Cook said. “More and more people are living here year-round. You have more young families moving here, so the demand for retail is strong.”

Real Estate Market Boosting Fortunes Of Subcontractors

While she said she is seeing growth in demand for industrial space, some companies still are waiting to see how the housing trends proceed before making any big growth moves. (One interesting trend: An increased demand for leased industrial space by home designers and space planners, Cook said.) Although Cook does not see new tenants coming into the market, “the contractors who held on and survived are increasing their workforce or starting to work again,” she said.
